We have been Letting property for over 25 years. We pride ourselves on offering a good, uncomplicated and thoughtful service to both Landlords and Tenants. We are not fans of ‘Agent-speak’ & unnecessary red-tape but we do insist on crossing all the ‘i’s & ‘t’s. We base our Lettings Service service on two very simple principles:

As we do try very hard to stick to our guns over quality we don’t usually have a huge selection of property available. That’s not to say we only rent luxury properties, we actually cover the whole market, but we try to deal only with landlords who really care about their property and tenants.
As with any other agent we are able to offer rent guarantee products and the other modern ‘add-ons’ but we would rather not bog our website down with all the jargon. If there is a specific service you require, just ask!

“Oops I bought a shop.” This is an actual quote from one of our Landlords who is now sadly no longer with us. That shop is still occupied by the Tenant we found over 12 years ago and we have conducted three lucrative rent reviews!
We are NOT chartered surveyors but most of our Commercial Landlords are pretty ‘hands-on’ themselves and have very strong ideas as to how they want matters conducted. What we can promise is that vacancies will be listed quickly and no stone unturned in finding a decent tenant. Where we do need the intervention of a Chartered Surveyor we have several extremely experienced contacts to whom we refer work dependent upon the skills required.
We have broad experience in commercial property including business rates appeals, permitted development rights and cost-saving exercises utilising renewable energy sources etc. We can also offer the cost-savings service to Commercial Tenants, often with the support of their Landlords. The best results from renewable energy installations are to be had from larger premises.
All our fees for commercial work are negotiable.

Letting your property is our prime concern but the on-going management is equally important. Our aim is to have a good relationship with your tenant whilst not compromising the basic premise of the Landlord/Tenant relationship. The collection of your rent is paramount. If you don’t get paid neither do we!
We are now also offering Property Management Services for people who OWN their homes but who still want a reliable single point of contact available to them for repairs and renovations as well as emergency cover.
We have a close-knit community of qualified tradesmen upon whom we can call to take care of any repairs. We do not run our own ‘in house Maintenance Team’ as we consider this a conflict of interest. Our relationships and buying power ensure good service and pricing for all of our clients. We can handle everything from a dripping tap to building a new house so, whatever the problem we can offer a solution.
As with other fees our Management Service is competitive but please don’t expect us to match silly quotes from agents looking to ‘buy’ your instruction! Management is a ‘caring’ profession and we would rather walk away from jobs which will not pay us enough to ensure that customer care standards are maintained.

Block Management is a skill we have been developing since 1989. We say ‘developing’ because the shifting sands of Government legislation and the way grievances are resolved has kept us on our toes’. Our motto is ‘BUILDING FIRST’ and this sometimes means cutting a swathe through the ‘personalities’ involved; some of whom maybe disagreeing with each other about how best to proceed. We like to draw a new ‘Start-Line’ and ensure that the building and its needs take centre-stage. We always try to manage by consensus with Residents’ Associations and are extremely proud of some of the good relationships we have forged in this area.
Whatever your Block Management needs we will be happy to help. You may be considering ‘Right to Manage’ or the purchase of your Freehold. You may be suffering poor cash flow due to leaseholders not paying their bills. You may just need reassurance that you are doing the right thing! We will always work pro-actively to find your particular solution.
If your block of Flats comprises less than six flats it is unlikely that our full management service will be cost effective but we do offer a ‘set-up’ and ‘template’ service to guide you in the right direction and we will always be there to help you when you need us.
